WHERE IS THE VILLA LOCATED?
 
It is located in the Lindfields Estates Development within 3.5 miles of the Walt Disney World® Theme Parks entrance.  Guests will go directly to the villa upon arrival. Easy access directions to Disney from the villa that avoid all but one block of RT-192 can be provided after booking the villa. Arrival time is AFTER 4PM on the date of arrival. Departure time is before 10:00 AM on the date of departure. 
 
DOES THE VILLA HAVE CABLE TELEVISION?
 
The Villa has 5 televisions (4 HD including a 55 and 32 inch),a Nintendo Wii, a Sony Playstation 2, 2 DVD players and 2 VCRs. A 55 inch television is located in the gathering room a 32 inch high definition television and DVD player is located in the Master bedroom. Every bedroom in the villa has a television. The Villa has Dish basic Satelite Television in all rooms. Many HD channels are available.   There is also NETFLIX on demand movie streaming available. Pay-per-view is not available.
 
DOES THE VILLA HAVE A COMPUTER?
 
The Villa has a Windows XP computer. There is also high speed cable internet available. The villa is also has a secure wireless network ( Wi-Fi). If you are planning to bring your wireless laptop along we will provide you with the password for the network upon request.
 
WHAT ARE REMINGTON PROPERTY MANAGEMENT's? OFFICE HOURS?
 
Remington Property Management is open from 9:00 am to 7.30 pm Monday through Saturday.  On Sundays, we are open from 9:00 am to 5:00 pm.  We provide information for you to go directly to the villa. There is no need to go to the management company upon arrival.   Upon confirmation of your reservation, We will send you directions to go directly to the villa.  Someone is always on call to handle situations.
 
HOW MANY PEOPLE DOES THE HOME SLEEP?
 
The Villa will sleep two people in each bedroom, plus two people on a sleeper sofa, for a maximum total of 10. This represents the MAXIMUM number of guests permitted in the home due to State Fire Regulations and includes all people regardless of age or size. 
 
WHAT IS YOUR POLICY ON SMOKING AND PETS?
 
The villa has a strict no smoking, no pets policy. Any evidence of guests smoking in the villa or pets will result in immediate loss of your entire security deposit. Eviction without refund is a likely outcome to allow cleaning for the next guest, as we are under contract with the next guest to provide a non-smoking villa.  
 
WHERE? THE CLOSEST SHOPPING CENTERS / GROCERY STORES?
 
The Villa is located in within 5 minutes of Publix on RT-192. Directions: When exiting Lindfields take a right Publix is 1 mile east on the left.  Guests may elect to have a Welcome Food Pack in the home upon their arrival.  The food packs are especially useful for those who may be arriving late in the evening.   Please ask for an optional services sheet for details and pricing.  The Villa is located in within 5 minutes of Publix on RT-192. Directions: When exiting Lindfields take a right Publix is immediately on the left.  
 
WHAT IS PROVIDED IN THE HOMES AND WHAT DO I NEED TO BRING?
 
The Villa is furnished and fully equipped.  There are two sets of sheets for each bedroom and two sets of towels for each bathroom.  All kitchen utensils and equipment is provided including, plates, cups, glasses, silverware, pots and pans, bake ware, and plastic pool dishes.  There is a hair dryer, iron and ironing board and washer and dryer in the Villa.  The Villa equipped with small hotel soaps and 1 roll of toilet paper in each bathroom for your comfort upon arrival. This limited amount is provided to you by Remington Property Management; however, replacements are your responsibility during your stay. It is not necessary that you replace these items before your departure. A starter supply of diswasher soap may be provided. Please note that we do not provide dishwasher or laundry detergent. For safety reasons we cannot leave grocery supplies in the villa. Arrival or "Starter packs" of groceries are availble for purchase, please ask for details.
 
WHAT ARE THE VILLA'S CHECK-IN AND CHECK-OUT TIMES?
 
The Check-in time is 4 PM.   The check-out time is 10 AM.   This allows the cleaning service time to clean the villa between guests. If bookings are not back to back it may be possible to arrage a slightly earlier arrival time. Inquire if this is necessary. We aill provide you with an answer approximately 1 week before your arrival. It is not possible to defer departure times as cleaners arrive at 10:00AM.  
 
IS MAID SERVICE INCLUDED?
 
The Villa is self-catering  The home will be clean upon your arrival and will be cleaned once again upon your departure.  The Villa is outfitted with a washer and dryer, dishwasher, vacuum and mop.  Remington Property Management will gladly provide daily or weekly maid service for an additional fee. Contract this with Remington Property Management directly during your stay, before your stay we will arrange it for you.  This can be arranged directly with any Remington Property Management staff at check-in. 
 
WHAT ARE THE FURNISHINGS LIKE?
 
The Villa has an upgraded Florida Style furniture package and a beautiful coordinated decor. Amenities in the Vila include: five televisions, a Nintendo Wii, a Sony PlayStation and four telephone extensions, a king-size bed in the master bedroom, a 2 VCRs, 2 DVD players and a poolside BBQ grill. It also has an monitored alarm system, CCTV and a safe for your protection.  
 
HOW DOES THE SECURITY DEPOSIT WORK?
 
A $200 security deposit is required, regardless of the duration of your stay.  A $200 cash deposit will be required, which will be refunded by mail within 30 days of departure. 
 
IS THE POOL HEATED?
 
The pool has pool heat available.  Pool heat is NOT INCLUDED in the rental rate.  Pool heat cannot be switched on until we have received full payment.  The pool will take approximately 5 to 8 hours to heat up to a temperature of 80°F to 82°F. The pool setpoint is approxomately 84°F in the winter and 86°F in the summer. The pool has a high tech control system that allows us to monitor pool equipment performance as well as turn the heat on and off and adjust pool temperatures from Connecticut for maximum guest comfort.  
 
WHAT ARE THE VILLA'S BEDDING ARRANGEMENTS?
 
The Master bedroom has king a size bed. A second bedroom has a queen bed.  The additional rooms have twin beds in each. One is decorated in Disney style. All bedrooms have color televisions with cable TV.   There is a queen size sleeper sofa in the family room. 
 
WHAT TYPE OF PHONE SYSTEM IS IN THE VILLA?
 
The Villa has one telephone number (2 extensions) for outgoing and incoming calls.  Local calls and select 800 numbers to local attractions airlines & rental car companies will be free of charge.  Calls to Orlando, long distance or international calls will be blocked which means they can only be made with a credit card or a calling card. The villa has 4 phone extensions one in the kitchen and one wireless phone in each bedroom except for the Disney room
